Independent contractors are not eligible for unemployment compensation in PA; however, it sounds like you would possibly be considered an employee...

As long as your client authorizes the listing under the other realtor, then there should be no problems with that.

I actually purchased a vehicle in Ohio not too loon ago and had to register my car in PA. The easiest thing to do is to go to a local AAA office...

I agree with Sagar, there is no option for PC, so just select S Corp or Corp.
