Certainly have heard that a few times before. What I do is help developers, franchisees, hotel operators, commercial property managers, brokers, affordable housing organizations, non-profit corporations, community development companies and individuals acquire, maintain and sell off commercial property. Basically, other than listing, cleaning or changing the locks, I can provide any real estate, business or legal guidance for someone who owns commercial property.
That can include basics such as representation for selling, buying, leasing and litigating or seeking municipal approvals for zoning, land use or planning. Other specific legal service areas include:
-- property tax assessment appeals
-- due diligence on the front end of an acquisition
-- review and analysis of title insurance issues
-- advice on tax credits (Low Income Housing, New Market, Historic Rehab, etc.)
-- mechanics lien prevention and adjudication
-- defending or prosecuting tenant, boundary, injunction, eminent domain and title claim issues
-- corporate organization, reorganization, disposition and acquisition
-- review and analyze current leases, SNDAs, parking easements and other use agreements
