We came to Marissa through our realtor's recommendation - and we are ever so grateful we took his advice! Marissa represented my husband and I as the buyer's attorney in a cash deal purchase. We were interested in purchasing a property that had conservation issues attached to the lot. Marissa read th...rough the paperwork and talked us through the details and wisely advised us to walk away. A few weeks later, an offer we made on another property was accepted. Within hours, Marissa sent copies of the deed with a list of conditions attached to the deed that needed to be addressed and called us the next morning to review them with us. She advised us to contact the town directly with our questions. When we found the right person to address our concerns, she stepped in to prepare paperwork -- paperwork that was the responsibility of the seller's attorney to prepare -- to present to the town's committee in an upcoming town meeting for the purpose of obtaining a certificate of compliance. The certificate was issued and filed. Without her swift action, the paperwork would have had to wait for the next meeting that was weeks away; the closing would have been delayed until the certificate was obtained. There was also an encumbrance issue - a plot plan revealed that a fence from the adjacent property rested a few feet onto the property we wanted to purchase. As full surveys currently take 6-8 weeks to complete (due to COVID-caused backups), and with the possibility of winter snow making it difficult to complete a survey, we would have had to delay the closing into the spring months. Due to a long delay, the sellers may have chosen to rescind the agreement as well. Marissa creatively solved this problem by crafting a document, mutually agreed upon by the sellers and us, to address this issue once the survey is completed in the spring. With all the 'hiccups' solved, the closing went ahead as scheduled. We were so pleased with Marissa's accessibility - she responded to calls, emails, and texts within hours, sometimes within minutes, no matter the time of day or day of the week. By her actions, we felt assured that she was looking out for our interests 100%. We wholeheartedly recommend her.

First-Time Home Buyer

What started out as a run of the mill home purchase, quickly turned complicated when COVID, Probate Court delays and fifteen missing relatives came out of the woodwork to stake claim in the decision making with the owner along the way!
