The City of Pittsburgh appealed our property assessment. We hired Mr. Werner to fight the appeal. He was excellent throughout the process. When we were interviewing lawyers, he spent a large amount of his time answering our questions about the process and what to expect as we were new to the area and had not gone through this process before. This effort made us feel much more comfortable and led to us hiring him.
On the day of the appeal hearing, he came well prepared with information about the area and appropriate comps. During the hearing, he was able to clearly address the county's rationale for the appeal. The end result was a very small raise to our assessment, in line with what Mr. Werner and we requested. After the hearing, he has continued to keep us informed via regular emails of the 2012 Assessments, which is extremely helpful for us. Throughout the process he has never failed to answer our questions and help us be comfortable with the process. Finally, his fees are completely in-line with the effort he put into our case. While not the cheapest option we considered, we feel his service was worth the cost. I would not hesitate to hire him again for this type of legal action. I kept delaying on updating my estate planning but once I worked with Michael, I wasn't sure why I waited so long. Michael was extremely helpful when we wanted to appeal our property taxes. He fully explained the process and the criteria used by the appeals board. We had considered representing ourselves, however, after speaking with Michael, it was clear that my approach would have taken us down the wrong path.
Michael presented our case at the hearing (we weren't required to attend which was nice) and successfully convinced the board to lower our assessment. Michael is very responsive when answering questions and inquiries. He is very fair and reasonable in his pricing structure. We feel we received excellent value for our dollars. I approached Michael Werner to help me appeal a reassessment on my house in Pittsburgh. Had the reassessment gone through, I was looking at ~ $2500 / year in additional taxes. With Michaels help, I sought an appraisal on my house which came in at the original assessed value. Michael attended the hearing for me (I was unable to attend due to my work schedule). I recently received a letter from the School Board that my assessment would remain at pre-reassessment levels. I'm very appreciative of Michael's hard work.

We moved to the Pittsburgh area from out of state, and did not understand the "unique" way Allegheny county handles property taxes. I contacted Mr Werner to represent us. He thoroughly explained the entire process. He was always available for questions either by phone or email. Many times, he actually contacted me first to give me updates on our case. I liked his flat-fee rate for the basic process of representing us at the hearing. As the process progressed, he always explained my options and the consequences of various decisions. Overall, I found him very knowledgeable, attentive, and patient. I have already recommended him to my neighbors, and I would certainly use his services again.

Michael did an outstanding job on our Real Estate Tax appeal. Having moved into this state a year ago and not fully understanding the real estate tax laws since they were so different from our home state, we engaged Michael to fight the school district appeal of our tax value. He explained things very clearly and concisely before the appeal hearing, called us immediately afterwards to tell us his best impressions of how it went. During the long wait for a judgement, I periodically contacted him for a status check and he always answered my questions. When we finally received the judgement ruling in our favor, he spent time explaining the decision and where it could go from here.
Initially, I had considered representing ourselves in the hearing. I am so glad we went with Michael Werner and I am convinced that we would not have won otherwise. Michael is very professional and trustworthy. Michael formed my LLC, led us through the estate planning process, and counseled us on the pros/cons of suing a contractor who owes us money. Estate planning is a sensitive topic, one that Michael managed with tact and sensitivity. My LLC was established in record time. Lastly, Michael shied away from taking a case to sue our past contractor who didn't perform any work, once he established that our likelihood of collecting is slim. Michael could have easily pushed us to hire him for that work, but he honestly advised us to make a decision in our best interests.

Within six months of purchasing our first home, we received notice that the school district was going to reassess our home for tax purposes. The planned reassessment value was going to more than double that on which we were already paying taxes. Frankly, one of the main reasons we purchased this particular home was its low annual tax bill.
After having received a solicitation mailing from Mr. Werner regarding representation at the tax hearing, I decided it might be in our best interests to pursue representation and gave him a call. Though we unfortunately phone-tagged for over a week, Mr. Werner showed responsiveness and customer service by diligently returning each of my calls. Once we finally connected, it was literally only a couple days prior to the hearing. At the last minute, we were able to meet, go over some photos, and talk about what might occur at the hearing. He was even able to arrange a professional home assessment that same day to further support a counter argument against the school district's planned value of our home. While I was not present at the hearing and therefore cannot attest to Mr. Werner's argument itself, I can say that in the end, his representation was successful enough that our reassessment only went up by fewer than $5,000! Versus what our tax value very likely would have gone up to had we not had his representation, I can truly say that our investment in his services will pay for itself several times over within only the first year. I would certainly and wholly recommend Atty Michael Werner's services to even my closest friends for any case of this kind, and his will be the first opinion I seek should I encounter any other legal matters in the future. Michael took the time to go over the process and what it entailed. Not only was he was very informative, but it was clear that he had no problem answering questions and taking the time to making sure things were explained thoroughly. In early 2009 I was notified by my school district that they were disputing my property assessment. I didn't have an attorney at the time and was dreading the thought of representing myself. Then one lucky day an unsolicited letter from Michael arrived in my mailbox with his offer to take the burden away from me! His letter was convincing and his rates were attractive. I vetted him using this service and then we spoke. He was confident, knowledgeable, efficient, and patiently answered all of my questions. We had just a few phone calls and traded a couple of emails prior to the hearing. Michael did the research and leg work and attended the hearing on my behalf, following up immediately after the hearing. It seemed almost too good to be true but only got better when I learned 8 weeks later that my assessment was not increased at all! I recommend Michael highly and would contract for his services again in the future.

Michael worked very hard with the Board of Property Assessments to fight our case that our property taxes should not be increased. He gave us suggestions on how to best prepare for the case, including taking pictures of un-finished parts of our house that would help our case. He worked quickly with the time frame given. The decision on the case was a great one and will save us thousands of dollars in taxes this year and for many years to come. He kept us updated throughout the entire case, including an update as soon as he exited the court room. When he gave us the final case decision, it was detailed information, but in very simple terms that we were able to understand. We are very pleased from start to finish with Michael's work on this case. Several of our friends and family members use Michael as their lawyer for many other things besides property assessments and have been very pleased with his work as well. It is also very apparent that Michael cares very much about each of his clients and is a kind and caring person. I would highly recommend Michael for his trustworthiness, responsiveness and kindness.
