Richard F. Daly

Do not waste your time on this man. He will blow smoke up your rear end the entire time he is dragging is feet in his disgusting office. Littered with files as far as the eye can see, it's no wonder he isn't able to finish a transaction on time. He doesn't know where anything is. If you are looking ...for a lawyer who will communicate with you and anyone else involved in your case, do not bother with Richard. He is too high and mighty to speak to anyone lower than him (in our case realtors, mortgage brokers and their lawyers) therefore making it the clients job to do his job. He will still charge you though!! And then continue to make other other tragic and costly mistakes, prolonging the entire process and therefore making more money. Richard is inept, uncommunicative, disorganized and will go out of his way to gaslight everyone he comes in contact with during his time with you to make it seem like its everyone else's fault. He does not take any responsibility for himself or the woman who works for him. He is full of excuses, lies and worst of all, a compete lack of understanding of the world of law. DO NOT RECOMMEND.

Mr. Daly did not handle our closing in a timely, professional manner. He failed to pay off a home equity loan until ten days after closing, thereby selling/closing the home with a lien pending on the property. This also resulted in us paying additional principal and interest on the loan, and an aut...o pay was also withdrawn which should never have happened if he timely paid off the loan. We could have paid it ourselves if he had informed us he was not able to personally pay it off at the bank. He would not release any monies to us for another eight days after closing until we made numerous attempts to get our money before moving out of state. He deposited all monies from closing into his private account. We were not able to use the funds due to the bank putting a three day hold on the personal check from Mr. Daly. Therefore we were not able to pay off another loan in a timely fashion. He failed to pay the realtor commission for over 30 days. The realtor called us to intercede since Mr. Daly would not return calls from the realtor. The realtor finally had to go to Mr. Daly's office to pick up the check. Mr. Daly withheld money to pay a water bill which we already paid ourselves. He took almost two months to return that money. Mr. Daly has taken almost four months to send us a complete closing reconciliation with dates of checks and check numbers. Two closing letters and he still has failed to annotate the dates of checks on his "reconciliation." We most likely will never see a complete accounting. We had to continually call and email his office to get anything completed, and we personally had to go to the office for our check/paperwork to be given to us. We had to stay in a hotel initially after the closing, and then came back from out of state on two occasions to try to wrap up our business with Mr. Daly while we were in New York. He never apologized for his poor performance and accused us of making him "spend much extra time and many hours on our file". However, this was due to him ignoring our calls and emails and the realtor's calls as well to pay everything and everyone off timely. We would never recommend Mr. Daly for a real estate closing after this experience.
