OUTCOME: The remaining partners continued successfully operating

Partnership was failing due to one partner's financial difficulties. The business was otherwise successful, so they needed to part ways without disrupting the business operation. Fortunately, we had ... drafted a partnership agreement for them years earlier that covered this type of contingency. While there was quite a bit of animosity among the partners and accusations of misappropriation of funds, we were able to keep them focused on their agreement and negotiation the problem partner's peaceful exist form the entity.

Commercial Lease Buyout

OUTCOME: Secured a buyout for the tenant that enabled them to purchase their own building.

Commercial Tenant was notified that their building was purchased by a developer who was looking to get them out so they could knock down the building and re-develop. Other tenants in the building were ... on a month-to-month lease and so they were quickly removed. This tenant, unbeknownst to the developer had three years left on their lease and an option for an additional ten. We notified the developer that we would only move if there was adequate compensation. Negotiations ensued to come up with a number, but the parties were too far apart. This triggered a series of legal challenges by the developer to have the lease voided on technical grounds. We successfully beat back each and every challenge, when a supreme court action seemed inevitable. With our previous success (and their previous failures) the developer again came to the negotiating table, and we were able to secure a buyout that far exceeded the client's expectations, and with that money, they were able to purchase their own building with much bigger space, and now they were the landlord.
