I am a real estate attorney and also a real estate broker.
When I work as listing broker or buyer broker, I do not charge extra for my legal counsel. ● I also assist other brokers, by doing escrow setup for complex transactions or sometimes by coming into the deal as a co-broker, representing buyer or seller both as attorney and broker, receiving payment usually at closing. ● Seller financing is a big part of my work. Each seller financed transaction is different. An attorney should be involved - to get the transaction set up right and into escrow and closed. ● I also work as a mortgage modification attorney. Modification sounds like it should be simple, but it is not. It bristles with legal issues. Never hire a non-attorney to negotiate your modification. We do modifications only on Washington properties - unless you have your own attorney in your state.
