I think anyone can do anything but an enforceable K involving Real Estate in CA typically mus be in writing.

I stopped at the top as a K involving land in CA must be in writing to be enforceable.

If they sold you an undisclosed prior wreck with significant damage you likely have a claim to get out of the K completely via consumer protection...
