I hired Danielle Wakefield for my Homeowners Association (HOA) matter and after working on my case and collecting over forty thousand dollars, she made excuses that she was quitting my case because of not taking her advice on mediation. When I asked her why she never explained to me I had multiple me...diation options including a free option the court provides, she then used the excuse that I did not pay her on time, which is untrue. When I questioned this attorney as to her lack of communication with me over long periods of time, she stated, she did not want to “run up my bill”, but when I questioned that texting or emailing is inexpensive, she refused to respond. This attorney’s office billed me for a letter that was produced for opposing counsel. When I pointed out Danielle had emailed me that she “cut and pasted” the whole letter from previous court documents, she refused to explain the expensive charges for the “cut and paste” letter. She billed me for work she inflated pricing on. After she abandoned me as a client, it was then I realized she was never working in my favor. This attorney sold me on she was an expert in HOA matters and is why I signed a contract with her firm, but in the end, I am a disabled Iraq war veteran and regret ever signing a contract with the Danielle Wakefield Law firm.

Words can’t express how grateful we are to have had Danielle Wakefield as our attorney! Not only is she extremely knowledgeable, precise and organized, but she deeply cares about her clients and gives over 100%. We had a nightmare situation and she came to our rescue. They threatened us with cash for keys or a lawsuit… told us we’d have an eviction on our records and would never be able to rent again. Then posted a 3-day notice to quite sign, on our front door. Even though we knew we had our rights to stay in our home, we didn’t know how to fight off all the threats. We then endured a water leak, so we contacted the owners to fix it, but instead of doing the right thing, they served us a 7-day notice to leave, followed by an unlawful detainer lawsuit. WHAT? That’s when we found Danielle, and she saved our lives. She took on our case and fought hard for us, for over two years! She immediately made us feel at ease! She made us aware of our rights, walked us through every step and became the voice for us, that we really needed!! She is absolutely AMAZING and we feel so extremely blessed we found her and she agreed to represent us. We will forever be so grateful for Danielle and all her hard work. I would highly recommend her Danielle Wakefield! Not only is she passionate and thorough with a big heart, but she’s a bulldog in the courtroom! She’s simply… THE BEST!

If you have a legal problem with an HOA in Southern California, you'd be crazy not to consult Danielle. She is a specialist in HOA law, and it is no exaggeration to say that if I'd hired her in the first place, I'd have paid out half of what I ultimately did. It's clear that once I got rid of the ori...ginal attorney and hired Danielle, the HOA's attorney started treating us with respect, because they know her reputation. Danielle is a no-nonsense, highly efficient attorney. She told me where I stood, and made a quick favorable settlement--exactly as she said she would. She even returned more than 10 percent of the modest retainer she'd asked for. Her overhead is also low, which is reflected in her billing rate. From this case I learned the importance of hiring an attorney who is truly experienced in the area of law you're dealing with. When my then 85-year-old-mother was sued by her HOA for back assessments, piling on the late fees and attorney's fees, I went cheap and set her up with free legal services from a pro-bono law firm. What a mistake! What a disaster! They didn't know HOA law, and they kept this thing going for more than a year with pointless discoveries, racking up the HOA attorney fees. If I had not hired Danielle when I did, god knows how much this would have cost me. I wish I'd know about her in the beginning.

I'm a homeowner from a condo community of 100 units. I, along with several other homeowners, became concerned over the financial situation in our community. When we asked to see the financial documents of the community, documents that we were legally entitled to see as homeowners, our requests were... flatly denied by the board and the management company, and we were met with retaliation from the corrupt board members. Our cars were vandalized (broken windows, keyed, etc), wreaths and decorations were stolen from our doors, and slanderous letters and emails were sent to all the other homeowners. We were harassed with excessive violation letters and fines from rules inequitably applied to only us, and my voting rights were revoked. Danielle helped me file suit against the HOA and the management company. She knew how to "legalese" my complaints and put the pressure on the defendants. When they stalled to supply discovery documents, she took them to court by filing a motion to compel and won; the judge ordered the defense to supply the documents and won a financial judgement for failing to supply the documents. In the end, Danielle's consistent pressure on the defendants and victories in court put us in a great negotiating position to settle. The settlement, paid by the HOA and management company to me, covered all my lawyer/court expenses, covered all repairs necessary from the retaliatory vandalism, and put a little extra cash in my pocket. I can't say enough nice things about Danielle. She's very responsive. She fair and straightforward in her billing. She's also very honest in her advice on how to proceed, which is must appreciative. She spent the time to explain things I didn't understand. And, Danielle clearly understands the law and she fights hard on behalf of the little guy (the homeowner). I'm impressed with her ability to maintain her composure and to fight back against aggressive, disrespectful, and misogynistic male lawyers that try to bully her and her clients. I can't recommend Danielle enough.

When I met Danielle in Late July of this year I was in a horrible situation with my landlord and had sought to Facebook for help, advice, anything really that I could get that would be of any potential help to me. One day I got a message from a woman (Danielle) telling me she was an attorney and want...ed to help me. I met with her the following day and when she arrived at my home to meet with me she was nothing less than professional and understanding. She listened with care and took notes walked thru my home with me as I showed her what I was dealing with ( rat infestation) and to finally hear someone validate me and my family and tell me just how unacceptable the living conditions were really put me at ease. What was even better was when I expresssd that I couldn’t afford an attorney and I explained my situation and simply asked for a payment plan. Danielle was willing to work with me. She not only took my case but offered me a payment plan that would work for me and my family. She has gone above and beyond what any attorney ever has for me. She has been prompt in the return of phone calls and emails. Which is huge. There is nothing more frustrating than an attorney that doesn’t return calls or you struggle to get hold of. Danielle breaks things down to idiot terms so the average person can understand. (I’m a paralegal from CO) and some of the jargon in California is different she was and has been very patient with me the entire time. We haven’t settled the case yet but we are getting close and I just can’t rave about her enough. I absolutely recommend her to everyone in need of a good lawyer who goes above and beyond.
