Very bad contractor on large project

i had a large contract for some remodeling, stucco, and an ADU. Contractor wrote up contract for the remodeling, stucco and ADU. But it went bad. I paid them $46k for the stucco and they wanted more money and not nearly done. There was no payment schedule. Side note: always get a payment schedule... or don't sign contract. this is my biggest regret. End side note. Not only did he refuse to complete stucco, he fabricated invoices and got a mechanics lien recorded on my property. I never received any invoices. Then i got a foreclosure notice court date from his Lawyer. What a bully. It wasn't pretty and went on for 18 long months. Then i got Ryan involved. Ryan is not a big laywer firm. I believe i hired him because he had review helping the common folk. Ryan is truly an honest person who looks out for the common fold. Gave me a chance against these experienced bully contractor. Ryan was very good at listening. I go off the wall and Ryan kept bringing me back to look at the big picture and do one thing at a time. Ryan was looking out for our best interest from the start. He truly wanted us to get back into our home, then get this bully out of our lives. Ryan reminded them we had to go through mediation and arbitration per the contract. Ryan gave us the facts and this was going to cost us $$$. His best advice was to get our house in order which we did. Ryan came to my house and met with contractor and inspector. the contract and inspector were at each others throat. This would of been a $100k or more cost to me if this wasn't settled. The City inspector was willing work things out but the contract kept mouthing off and boasting all his work is to code when the inspector is trying to show him what he needs to inspect. Luckily i had Ryan there at my house. The inspector was walking off because of the contractors bad attitude, but Ryan was able to calm things down and got agreements to get the corrective actions done. bottom line, we got the permit final signed off. Next, was the liens and mediation. Ryan told me it would be in my best interest to settle with the contractor w/o going to mediation/arbitration. but when i this guy threatened to take my home from me and my wife he and he did that to the last person who went up against him. Truly mean. Since that didn't work, we went to mediation. This process is very slow and took 6 months. Even though we had a very good case, the best advice Ryan had was to settle and get them out of our lives for good. Which was the right advice. To fight, the win would cost 3 or 4 times the amount or more. Winning would be losing $$$. I guess if I were rich I'd teach these guys a lesson. I wanted to. but my wife didn't want the negative and it would cause me high blood pressure, etc. Hold on to that negativity is very unhealthy and was causing me and my wife stress. The best and only practical option was best to settle. Ryan got a zero dollar settlement for us. not a win for either side. but Ryan got this terrible bully contractor out of our lives for good. A signed release for the mechanics lien and foreclosure case. What a relief and peace of mind this is finally over. Ryan, thank you so much for standing with us against such bully's. we truly appreciated your warm hearted advice. Truly a big thank you for our best outcome, David and Leticia
