Commercial Income Real Estate

Mr. McDonald has helped me steer through some difficult legal problems relative to a commercial income project I developed in Lehi, Utah. Besides creating leases for each of my three tenants, he guided me through a difficult problem I had with one of my tenants. We explored possible solutions whic...h ranged from eviction to filing suit to doing nothing. We finally concluded that doing nothing and allowing the existing lease run its course was the best course of action. Things have worked out well regards the tenant I mention, and he is still a productive tenant of mine, and our relations are mostly cordial. I am pleased with the advice and counsel I received.

Help with the Dodd/Frank Act

I am a real estate investor specializing in single family homes. Following the real estate/mortgage industry crash in 2007-2008 the federal government passed several new laws in an attempt to more closely regulate the industry. One of those laws is called the Dodd/Frank Act. It is a very confusing... piece of legislation which not only contradicts itself but other laws as well, yet it carries severe penalties if it is violated. I hired Daniel McDonald to review my business model to ensure that I was complying with this complicated legislation. He gave me some excellent advice, a few suggestions on how to tweak what I was doing to ensure compliance, and a three page legal opinion letter relevant to my business and this new law. I would strongly encourage anyone involved in the real estate industry to hire Daniel McDonald as their legal representative. He is extremely knowledgeable and thorough, yet he explains things without a lot of legalese so that it can be understood by us non-attorneys. Thank you Dan for your help. - G.B.

He really cares :)

Dan listens and he has a genuine desire to understand his clients whole situation. He is willing to go the extra mile and he is patient and he really does care. I was accused of something that was not true, by people that didn't care to understand the whole picture of what actually had happened, ...but it was a long story and it took patience for him to listen to everything that has happened about my landscaping and about my home and about my garage that is being built. He actually listened to me and he asked good questions so that he could understand the whole situation clearly. Thank you :)
