I was contacted by a tenant who lived in a building that received J-51 tax benefits. The building was purchased by a developer who wanted to knock down the building. He was evicting tenants, all of w ... hom he thought were not subject to rent regulation. The tenant had not signed papers acknowledging that when the j-51 benefits ended, so did her rights as a rent stabilized tenant. The papers supplied by the landlord showed that she did sign the papers acknowledging the end of her rights after termination. We hired a court certified document reader who confirmed our belief that the tenant's signatures were "cut and pasted" from other forms she signed. When the landlord tried to evict the tenant, we defended and negotiated a settlement well in excess of $1 million. We have obtained $1 million or more on buyouts on residential and commercial buyouts numerous times!!
