Ben negotiated a settlement with a predatory lender that put a Lien on a rental property we were selling. This Lien, as well as a judgement against me personally, came from a property we let go back to the Bank during the recession. The Bank sold the property and made enough to cover the first and s...econd mortgage. But the Bank, in error, sold the second mortgage for pennies on the dollar to a predatory lender. This lender got a judgement against me personally and slapped liens on my property We had a contract on a rental property being sold to finally settle back IRS issue. From a title search, we found out that the predatory lender had put a Lien on the property. I tried personally to negotiate with the Lender's lawyer who laughed at my offer. My wife and I were in a total state of panic. Our Tax attorney suggested that we talk with Ben. Bottom line is Ben used his expert negotiation skills and got a settlement from the Lender to lift the Lien and Judgement against me personally. Most other Attorneys would have given up on our situation due to having to negotiate from a position of weakness. This shady lender jacked Ben around for over 45 days before they took the offer. I'm forever grateful of his efforts.

I purchased a home with an ex-spouse in 2007 and ended up getting divorced in 2009, at which time the ex-spouse quit-claimed the home to me. Being young and uninformed, I failed to file the deed at that time with the county, assuming it was all taken care of as part of the divorce. I purchased the ho...me right before the market dropped so the entire time I owned the home I was upside-down and unable to refinance the home to remove my former spouse from the mortgage. In 2016 i decided to sell the home and was in the process of building a new home. At that time my realtor informed me that i needed to file the quit-claim which I did the following day. That afternoon I received a letter in the mail informing me that 14 days prior, the former spouse filed bankruptcy. I spoke with the mortgage company and they assured me that I would have no issues selling the home. We received an offer and went under contract on the home. A few days prior to closing I was contacted by the closing attorney, informing me that they were unable to obtain title insurance because the former spouse incorrectly listed the house in the bankruptcy schedules, including it as an asset. It was at this time that we contacted Ben letting him know the mess that I was in. Ben did an incredible job walking me through every aspect of the process, letting me know what I needed to provide and how the whole process would work. Ben got right to work on things, contacting the former spouse's attorney and the trustee. We quickly realized that the trustee was going to be a problem. Because I filed the deed after the bankruptcy was filed and the property was listed as an asset in the schedules, the trustee decided that they had a monetary interest in the property and unwilling to allow the schedules to be corrected, even though the attorney was willing to correct them. The trustee wanted half of the proceeds from the sell of the home, a home that I put many year's of work and money into. Ben was not going to let that happen and made it his personal mission to ensure we received a ruling that was in our favor. Within a few weeks Ben was able to obtain, what seemed no less than a miracle, a ruling excluding the property from the former spouse's schedules and the trustee did not intend to pursue any financial interest in the sell of the property. This allowed the closing attorney to obtain title insurance and me to be able to close on the home. This was truly a nightmare situation which very few lawyer's had even heard about. The case was a mixed disaster of real estate law and bankruptcy law and Ben truly pulled through for me and my new wife and young child. We will be forever grateful for the work that he did.
