Both previous answers are not correct. Your landlord can be sued in GA because she owns property in GA. You sue here and serve her in California....

The landlord would need a legal basis to evict you. Not liking you does not fit that category.

If you do terminate the lease, you would not be able to sue. You can not terminate and sue the tenant for breach of the lease however.
