The daughter of the owner of a house in Los Angeles filed a lawsuit against her mother and my client, a real estate investor, while my client was in escrow to buy the house from the mother. The daugh ... ter claimed that she had a legal interest in the house based on her long occupancy of the house and promises to gift the house to her. As part of the lawsuit, the daughter also recorded a "lis pendens" against the title to the house. This lis pendens meant that neither my client nor anyone else could buy the house. After some preliminary discovery, I successfully moved to "ex punge" the lis pendens which cleared title to the house. My client was then able to close escrow and evict the daughter.
