An Excellent Assessment Attorney

Lawyer Steve Reichert is an outstanding property tax appeal attorney and an excellent caring person as well. His approach of appealing excessively high property tax assessments by stressing recent comparable sales and their assessment per square foot of buildings and land makes a great deal of sense.... The tax court judge told me after his ruling that it is an excellent analysis of comparable properties that wins and that is the center point of Steve's approach. Given his applied knowledge from many property tax appeals he knows what approaches generally work and what ones are not likely to work. In addition he also has knowledge of the various appeal boards and judges around Maryland and their preferences. I have owned a home in Round Bay in Severna Park since 1992. Given the homestead tax credit in most Maryland counties, it is very important to fight your assessment as soon as you receive your first assessment bill. A large excess assessment means that you will likely over pay for most of your time owning that property. Because, I fought my initial assessment in Anne Arundel County and got nearly a 30 percent reduction, this has allowed to greatly reduce my tax bill for over 20 years. I have noted that in my subdivision virtually every assessment cycle that smaller houses and lots like mine are overaccessed. For my subdivision, the valuation methods used by the Assessment office, especially for land, are arbitrary and capricious. While I received a good result on my own, I was fortunate that the assessment office was more willing to compromise than it has been in recent years. I attacked the assessment from an economist's point of view which is not likely not the overall best approach or use of time given what the property tax appeal board and tax court is looking for. Moreover, there are times that it is the best use of time and resources to refer to an expert and not go it alone. Steve's appeal approach reduces one's stress and increases your likelihood of receiving a favorable result He kindly provided me excellent insights into what works although it does not make economic sense to hire an attorney to appeal my current assessment since only the state portion of my current assessment would be affected by a reduction in assessment bill. Homeowners use Steve to analyze your assessment situation and have him handle your property tax appeal. Do not assume that the state assessment office got your assessment close to correct.

Tenacious

After my father passed away, we needed to transfer the deed to a small piece of city property that he still had in his name only. Dad had been collecting ground rent on it for many years. We hired Stephen to investigate the deed and deal with the city bureaucracy for several months before getting a... successful resolution. Stephen kept us updated frequently and was tenacious in getting the issue resolved.
