I've known Bob for 15 years. He not only is a great and reliable friend, he helped me out of a real estate bind a few years ago when we discovered that an oversight by a title company was about to bring our cIosing to a screeching halt. Time was of the essence. Bob jumped right on the issue and made a few polite but forceful phone calls, which resulted in the title company paying for their oversight without dragging out the matter.
