You do not explain what the mess is. Are you sure he is a broker? Sometimes I have seen people fake their credentials.

If you have permission to get a default judgment from an order go right away and get the judgment. Make sure your reading the order correctly.

Great question! The trick here is for property to be transferred there must be acceptance or acknowledgement of the deed so you be able to prevail.
