It is ok to have an oral lease. I would say you should at least give 30 days notice.

Pretty simple they can just call the other township police to execute the warrant they may join them as well. I would advise a lawyer right away.

If this is civil then both sides owe discovery prior to the trial or it will not be allowed. Law applies at time of trial.
