Don't Give Up on Title Issues

A client fell in LOVE with a home in Salem, Massachusetts. From the very beginning, we knew that the Seller would only be able to convey "Insurable Title", as opposed to "Good, Clear, Marketable Tit ... le" (which is REALLY what everyone should receive.) There were two major title issues that a title insurer was "on the hook for", and although they were happy to write a policy or even issue an "Indemnification Letter"; they WERE NOT willing to "Undertake" to FIX the issues. I did not wish for my client to purchase a property that one day may not be easily sold (to say the least.) Through persistence and diligent efforts, we were able to locate the entities that were legally able and authorized to execute corrective documents that would CLEAN UP this Title and allow my client to receive "Good, Clear, and Marketable Title". AND this was completed without any additional legal cost or charge to the Buyer (client); nor to the Seller.
