Just wait the 4 months. Dating is not a problem but sexual relations can be problematic.

Texts to a minor can lead to charges although it will be difficult to prove who actually was making the texts. Get a lawyer before you do anything...

If it's not in the lease, it will be difficult. On top of that, you got the tenant out, not him abandoning the lease.
