I had an issue how a revocable trust was formed and was denied a HELOC on the property that was a part of the trust. While the bank did provide the reason for denial, it was not clear as to where the actual issue was. I've called 3 attorneys and they told me that taking the property out of the trust... was my only option. Doing that was defeating the purpose as to why the trust was formed in the first place, but it seemed I had no choice. I've decided to call a few more attorneys just to find out what their rates were before deciding which attorney to hire. He asked me a good number of questions and in 5 minutes time he figured out the exact problem, explained what had to be done in order to resolve the issue AND keep the property in the trust. Needless to say, I hired Gary and am very happy I did that - the HELOC was approved yesterday and the property is still a part of the trust.
