I really hate the answers you got. My out of town colleagues do not understand there is no deed or foreclosure in a co-op. It is also very hard...

Unless the contract with the broker provides otherwise, the commission is earned at closing, and there is no means to have it refunded.

In addition to Koslyn's idea, you can sue your sister for half the money, and then subpoena the bank records in the context of the case.
