TENANT LANDLORD LEGAL SUBLET ISSUE

My partner and I were involved in a tenant / landlord litigation concerning our rent stabilized apartment and a legal sublet. Although we had been completely upfront and transparent with building management following all of their guidelines they attempted to use our sublet request as a way to break o...ur rent stabilized lease. The prewar building is undergoing major changes as the new owners are breaking as many rent stabilized leases as they can to bring the apartments up to market rate. They are harassing long standing tenants, adopting deceitful, heavy handed and, at times, illegal tactics in order to remove them. They know that most rent stabilized tenants, like ourselves, don’t have the money and resources to fight back. After a year of meeting with various city agencies and trying to fight the building’s legal team ourselves we were referred by the New York Bar Association to Bikram Singh. They said that he has an amazing record and that if anybody would be able to help us it would be him. You can’t image the sense of relief after our first meeting. He read through our case and said he would take it. As we signed the retainer I asked him, “So now what do we need to do?” He said, “Nothing. Relax. We’ll take care of this.” And they did. Helpful, empathetic and with such integrity. He and his partner Reena Rani really went above and beyond to take care of us. They honestly put our best interest before anything else. Two amazing, knowledgeable people.

Please read this...

I retained this attorney to file a commercial litigation suit against my landlord. At first the attorney seemed to have a willingness and determination to help me and was moving aggressively in the case. However, after the first court appearance things seemed to have gone sour. I was not pleased with... the way the lawyer was handling the case and questioned him several times on his strategy and my dissatisfaction to him. He would get extremely defensive with me, speaking to me in an offensive manner which I found unprofessional and inappropriate. He even told me several times to find another attorney if I was displeased and said he would file a motion to relieve himself of the case, instead of trying to work things out with me as his client. Finally after 3 months, he told me he wanted to end his tenure as my attorney after I was questioning some of his billing. He returned back to me some of the money I have paid but there is still some money that was paid that I am disputing. Overall, I was displeased with his services, I felt he wasted my time and was not able to produce any resolution in my favor despite the time and money invested. The issues I was suing for are still current. I would not recommend this attorney nor would I seek his services in the future.

This individual is a business owner who retained our firm to file an action against his commercial landlord for certain repairs. We immediately filed an action in court with a Temporary Restraining Order (TRO) and resolved the TRO in his favor pursuant to a stipulation of settlement. The landlord failed to completely comply with the stipulation of settlement. In order to conserve the cost of litigation (which he complained about a lot), we engaged in settlement negotiations and sent a notice to the opposing attorney warning him that if his client did not comply, we will make a motion to compel. While I was drafting the motion to compel, this individual would literally call 3-4 times a day questioning our legal strategy, complaining about the billing and several other irrelevant issues. It got a point where he was harassing us with phone calls and text messages everyday. In total, within two and half months of attorney client relationship, he made close to 200 phone calls and sent over 349 text messages. His conduct was so irrational that we didn't have a choice but to discharge him as a client. He then filed a fee dispute with an arbitrator, the arbitrator substantially ruled in our favor. He then rejected the arbitrator's decision and filed a small claims action. At trial, the judge admonished him for bringing this action and ruled that we performed competent services and that the amount billed was reasonable. The judge was also shocked to learn the number of phone calls and the number of text messages sent to us. We had all the phone call and text messages record printed as evidence. The judge dismissed the case in our favor. He then frivolously filed a petition to reconfirm the arbitrator's decision, which was clearly vacated and dismissed by the judge when she dismissed the case. This was also dismissed in our favor. He then again, filed a small claims action alleging defective services. This was also dismissed in our favor. He then filed an appeal, which was also dismissed in our favor. Undeterred, he again filed a motion with the appellate term to reargue, which was denied in our favor. He then filed a motion with appellate division first department for permission to file an appeal, which was also denied in our favor. His conduct throughout the process of very irrational and the court at every juncture saw it. It is clear he was abusing the judicial process.

Incredibly Helpful Lawyer

Going through any legal dispute is stressful, especially when it is a real estate matter in NYC. Fortunately for me, I hired Bikram. He has extensive experience in handling NYC real estate disputes. Bikram Singh, a lawyer's lawyer

I needed a lawyer to represent me in Housing Court so I called the New York Bar Association and was referred to Bikram Singh. When we first met, my first impression was that he looks like a kid fresh out of college but boy did he fool me. Mr. Singh is intelligent, smart, and skillful. He is one of... the few lawyers whom I have ever met who does his homework thoroughly before going to court. Whenever I called, he answered. There were times when I would call and he was with a client or in court, and he would text right back to let me know that he can’t talk at that particular moment. Even on weekends we would communicate which is one of the characteristics of a good and dedicated lawyer. He always listened and never gave the impression that he was too busy for me. Never did he adjourned the case to make more money than I could afford and when I rushed into court on the day of the trial, he was early, right there before me and quietly told me, “You are not going to be put out of your apartment.” I never was and for his devotion, honesty, fairness and “legal know how”, I recommend him highly. Today I am still in my Harlem abode.

Excellent attorney

This lawyer was excellent. I was facing eviction and he saved my apartment and was able to get me rent abatement. Easy to talk with, returns emails and phone calls immediately. The consultation was over the phone and after meeting him I knew he would be great.
