Exceptional Service

Run, don't walk

Used Dember through the legal benefit from my firm for two real estate transactions. It was a horrible experience from beginning to end. The title company sent him documentation twice, which he did not forward to me until 3 days before the supposed closing. I immediately determined there was an er...ror and spent the 3 days before closing trying to get it fixed. The stress was unbelievable, and should have never happened since this could have been addressed easily if it had been presented to us on a timely basis. The other professionals in the transactions (2 title companies, 2 realtors, 3 banks) all indicated that they were appalled by the way Dember transacted his business. Then when it was the other party who had paperwork issues that held up closing, Dember merely communicated the offer from the seller that we should pay them $100 per day for usage and occupancy. It was our realtor, who was there at the meeting, who insisted that the problem was with the seller and we shouldn't have to pay. Our realtor contacted their realtor and got an agreement where we paid $200 just to keep things moving, or we would have been out $500 or more. A good lawyer would have seen that we paid nothing since it was the other party's problem. I wasn't going to bother writing a review because I would rather just forget about the entire experience but then felt guilty about anyone else who hired him without any idea of what they would experience.

This was indeed an unpleasant transaction. A point by point response follows: The double documentation mentioned was a corrected cd that was transmitted within 24 hours to the client. The stress of these transactions was evident from the half dozen emails per day that I received from this individual. With this sort of volume it is our practice to respond once every 24 hours unless there is an update, or urgent situation. The other professionals involved have been colleagues in good standing for over 8 years and include a family member. Feedback and reviews have been exemplary from both. When there were paperwork issues I explained the options to the client along with the offer. The realtor was helpful in gathering information, but it was actually me that negotiated a use and occupancy the day that the closing was to occur based on the clients position and expressed desires. In the end, that U/O saved the client thousands of dollars in possible rental, and moving expenses. This was a difficult transaction and required a great deal of extra attention. The extra services provided, but not charged for included coordinating between a title company and bank that refused to speak to each other, personally driving in an age certification to the township for the C/O and correcting the form that the other side had used, coordinating between 2 HUD field offices (one of which is currently sans director) and ensuring that the NOVAD complaint for HUD non responsiveness was appropriately followed up on when the payoff statement was withheld for 2 weeks among other various services I do not wish to recall at the moment. Despite the difficulties, these two transactions closed within 3 days of the original closing date in the contract and despite repeated insults about my professionalism and slights to my family name, I attended both closings personally and provided guidance and counsel. To the client, I understand that you were unhappy with the transactions and that is indeed unfortunate. I only wish you long life in your new home.
