Landlord/Tenant Dispute

We felt that Victor Saul failed us in several ways. When we withheld rent because our landlord wasn't making repairs, Victor talked a very good game and we thought he was doing the right thing for us. We felt as if we had won the first case, but we didn't. The landlord made less than half of the requ...ired repairs and got all of the money that was entrusted to Mr. Saul, and Mr. Saul gave him the money before the repairs were even performed. We ran into the same issue a few months later with the same landlord refusing to do repairs. This time we hadn't had air conditioning on the second floor since June 28th with our 5 children sleeping in the living room so they wouldn't get heat exhaustion and it was August. He told us we should just move our family to "avoid further aggravation". We were unable to be at the court date as we were out of state on business that couldn't be put off. He insisted that we sign a sheet of paper for him so that he could write in the agreement made at the court that day, then bullied us into agreeing on a date telling us we can't stay there for free, our conversation wasn't going anywhere, only in circles, and we needed to agree upon a date. We told him we couldn't possibly find a place and move before the 22nd. He badgered and bullied us into the 18th, and then when he was in court with our landlord, he called and bullied us into agreeing to the 15th saying that was the absolute best he could do and that we can't live for free. He never once mentioned the fact that we were being forced to move our 7 person family because our landlord was refusing to do required repairs on the property. When we got back to NJ, we realized that he had also agreed, without our knowledge, to not file for a stay which could have given us a few more days to find a new place. When we called him about how unhappy we were with the agreement and the parts we didn't know about previously, he insinuated that he had to make those concessions because we weren't there and if we had only been at the court date we could have had a more favorable agreement. He heaped contempt on the reason we were out of state(marriage seminar that saved our marriage which was on the brink of divorce), stating outright that the court date was more important and we should have been there. We ended up homeless, even though we paid Victor Saul over $1000 to help us with our case. The real kicker? Our landlord wasn't even a registered landlord and we found out after the fact that Victor Saul could have used that fact to get the case thrown out of court because you can't file for eviction if you're not a landlord. Instead, I feel like we paid him over $1000 to work for our landlord because we ended up homeless when we legally should not have been. If you are a tenant don't bother to hire this guy. No matter how much your roof is leaking, how much mold is growing, or how hot your kids are, no matter how much stuff is broken and not fixed in your rental, he will work for your landlord to get you out of there and on your dime. He will use phrases like - You can't live for free, You don't want the expense of a trial, This conversation is going in circles, We need to make a decision now, You should probably just move because this isn't going to change, Your landlord isn't such a bad guy, he just wants to get paid, and Don't forget, you can't live for free, etc. Homeless with 5 children is not how I expected to end up after paying a lawyer over $1000.

Jessica I am so disappointed by your review. First, I take great pride in representing my clients, trying always to achieve the best result at the least cost. In order to get a habitability trial in an eviction case, the tenant is required to post all rent due and owing. Often times, the tenants are unable to post the rent or wish to move out. In that circumstance, I try to negotiate additional time for the tenant to vacate the property. A tenant can be evicted in as little as eight days from the trial date. I believe an additional 30 days rent free is a reasonable resolution.

Very reasonable and straightforward

I found this attorney online and I reached out to him to review a commercial lease before signing it. He was very professional. He listened and understood the concerns my husband and I had. Right away he asked me to send him over a copy and we met with him the next day. We all reviewed it and everyon...e shared their concerns. There were a few things on there that we did not understand. He gave us some legal advice and after leaving his office we felt a whole lot better. We took his advice and reached out to the landlord to have some things in the lease amended. It all worked out and we saved a lot of money.

Landlord/Tenant Dispute

Victor Saul is an excellent attorney! Victor represented me in a Landlord/Tenant proceeding. I was the tenant and he protected my rights under the law. My landlord misused my security deposit and Victor ensured that I be permitted to use the deposit for back rent due to my landlord's failure to follo...w the Security Deposit Act.
