I have included short sales in this area of practice. I personally negotiate with the lenders for all of my short sale clients and have obtained deficiency waivers on all mortgage balances.

I have handled many title issues, such as easements, IRS and State tax liens, property disputes, boundary line disputes, etc. I owned a title insurance agency for many years, was a licensed title officer and approached all title problems with a goal towards resolving them without the necessity of litigation.
