Andy is one of the hardest working attorneys I know and have worked with. His zealous dedication to his clients, business acumen, legal skills, and quick wit set him apart from the competition. Andy should be everybody's go to real estate lawyer and I am proud to call him, my friend.
Andrew Roth handled my closing in a highly professional and dedicated manner. He answered all my questions promptly and patiently, made himself accessible at all times, and made me feel as if my matter was the most important one on his desk. I would hire him again without hesitation, and highly recommend his services to others.
During the 13 months that Andrew Roth worked on my real estate matter, there was never a time that I felt he did not have my best interest at heart, and was not devoting 100% of his time to my case. When Andy came highly recommended for my short sale case, I had high hopes with low expectations. I had dealt with many lawyers who only do the minimum and the end result being less than optimal. I quitely held out hope that Andy would be the one to break the mold but told myself that I would not be disappointed if he ended up being just another "glorified" paper-pusher with less-than-average negotiation skills. Boy, did he ever prove me wrong!
Let me share my case so you would have a better idea. I had two mortages for my short sale property. Both banks seemed to play their game and continued to pass my case from one agent to another. Andy kept pursuing each agent, patienly explaining my case to what seemed to be a new agent every month. Using his pursuasive skill along with his knowledge of real estate law, he was able to receive approval from both banks on the short sale. It wasn't like both banks just laid down in order to get rid of my property from their books. One of the bank's agent was extremely unrealistic with what seemed like very little knowledge of the real estate and typical short sale procedures. After difficult negotiation, the second bank finally approved the short sale with a catch; we had two weeks to close by 12/31. We all know how most people take vacation during Christmas holidays. I thought closing by the end of the year was almost impossible but I was going to do everything I can to try to get this done. I didn't realize that Andy would match my sense of urgency. During the second half of December Andy kept me updated with 15-20 telephone calls and emails.
At every step of the way, Andy kept me updated as well as provide all of available legal options I had and I appreciated the fact that he was looking out for my interest above and beyond his. We seemed to have difficult scenarios with all parties involved; buyer's title company, buyer's mortgage company, buyers attorney, and unexpectedly, NJ state bulk sale department. Andy would personally run around to resolve any issues on my behalf. His tireless work ethic and follow through, I'm sure, is what made this work.
Now that my case is closed, I look back at what Andy was able to accomplish in two weeks (which also included Christmas). After receiving approval from the second bank, we obtained Certificate of Occupancy in two days (would have normally taken almost a month with holdays and vacation of the inspector), clear up title insurance issues, resolve NJ state tax issues (this was almost a deal breaker), obtain primary mortage bank's approval to receive less money in order to get this deal closed, while dealing with buyer, buyer's real estate agent, and buyer's attorney who weren't so familiar with short sale process.
I will be recommending Andy to anyone I know who needs legal help. Even if the cases I recommend to him are not in his expertise, I know he'll recommend the best person he can think of for the case.
Combination of his personable nature, prior experience as a prosecutor, unwillingness to accept answers given as final decree, extensive knowledge of real estate law, and tireless work ethic is why Andy is highly recommended.
Last word from me. As I write this, I still can't believe someone I did not even know before I took my case to him would have worked this hard for me to resolve my situation. He was my miracle worker on this Holiday!!
