This sounds like a Partition Action. You need an attorney asap. This is not something to handle on your own.

Contact your lender to find out if they will accept a Deed-in-lieu of foreclosure. They may not agree to that if there is a large outstanding...

I assume that they sent you a notice of claim against the security deposit. You have fifteen days to object in writing to their claim.
