you can get the landlord to put in writing that they will dismiss by the date. you can also ask them to send you a conformed copy of the dismissal...

the civil case is stayed until the arbitration takes place. you need to write the other side and get them to tell you what arbitrator they have...

They would rather get you to settle for a minimal sum then send the file out to counsel or their in house team and have them work up the file.

you need to talk to a local lawyer ASAP. The fact that you have a seperate lease agreement could mean something.
