Usually I hand walk these in and have them filed over the counter. You should hire a local landlord attorney

You may be able to move for reconsideration or a new trial. These have very specific timelines. Therefore you need to consult an attorney ASAP.

My experience is that the notice requirements apply to the house itself where you live.
