Presumably you are supposed to cash the check and then forward the money and keep part? You may want to contact your local Better Business Bureau...

I would suggest having a certified home inspector do the measuring just to get a figure that is exact. Square footage is often a term of art...

It all depends where it is posted, facebook for example has policies regarding what is tolerated.
