They are separate, but it is not considered a pleading. Pleadings get filed with the court (complaint, answer, etc), requests for admission etc...

Right away; the plaintiff has to wait 10 days after the service of summons, but there is no waiting requirement imposed on a defendant.

Yes this is possible. He can add you to the deed via a quitclaim deed or grant deed.

You still have to pay the owner rent until the home gets foreclosed upon. If you do not, they could evict you.

The landlord will get a writ of possession for the property and the sheriff will execute it by posting a 5 day notice to vacate on the home.
