Simply The Best Tenant Attorney

I've been consulting Ken since April 2017 and he has helped me to deal with a bully-landlord - a big corporation that wanted to walk into my apartment and start renovating my kitchen, bathroom, closet and make me and my pets live in a construction zone. Mr. Ken Carlson was very supportive from the fi...rst consultation back in April 2017 up until today. He is simply amazing. He will take care of you. Trust him. He is very knowledgeable, has over 30 years of experience dealing with landlords, and is ALWAYS on your side. Every single time. Even when you want to give up. Even when you feel you can't do this any more. He will be there for you to support you. Every single time after a consultation with Ken I felt a lot better, I was educated on my rights, on the next steps, and the best way to approach the situation. I will always recommend Ken to my friends, colleagues, and I strongly recommend him to you. I've worked with attorneys before, but I've never met an attorney who was this passionate about protecting tenant's rights. Here is the full story: The landlord wanted for all of us, tenants to pack up our kitchens, bathrooms, and closets and live in our apartments out of boxes, while they are renovating our apartments and then raise our rent. They did not proactively offer us any rent reduction or moving to another apartment or a hotel while the work is being done, and they told us that our pets will need to be crated while the construction workers are demolishing, banging, hammering and drilling in our apartments! Just typing this now I'm thinking... is this even real? What kind of monster landlord would do something like that to his tenants? And all of this is in the prime area of LA for $2,200 per month! There is more to the story: when these renovations are being done the kitchen is separated from the living room by a plastic with a zipper, there is no proper floor or ceiling, wires sticking out, dust everywhere, including your bathtub, sinks, stove, floor, you might even not have a sink for a few days, and you are pretty much walking and living in dust, extreme noise (nuisance), several construction workers having full access to your apartment during the business hours, who are extremely loud, even play music (!), hammering, drilling and demolishing your place.... Imagine yourself working from home, or leaving your pets in these conditions, or even leaving your private belongings (documents, laptops, other valuables with construction workers and your door wide open during the day!). Well, of course, this is illegal according to California law and the law of my city, but the landlord persisted on doing the renovations in my apartment as all of the apartments were being renovated at the same time. The problem is that many tenants don't know that this is illegal and simply comply without thinking that they have rights. Mr. Carlson has helped me through this situation. In the end, the landlord not only DID NOT enter my apartment to do the renovations at all (The landlord even attempted to evict me!), while the rest of the apartments were renovated, they offered a few favorable to me options and offered to pay me according to law as they got desperate to complete the renovations in the building. Ken is very knowledgeable and supportive. He will take care of you, just make sure to follow his directions. He is simply amazing. I've recommended Ken Carlson to other tenants and they are currently working with him, and are also very happy with his service and are amazed by how passionate he is about protecting us, tenants.

Very put upon neighbor.

I got the CIty to file against the nuisance landlord. The tenant sued me for $10000. My odd and dangerous hobby is civil law. I wrote my own brief and demolished the Plantiff attorney. Today the Sheriff posted the notice to move. Now I can get back to editing memoire I found in my Grandfathers papers....

A great help during a difficult time

Ken brought his 30 + years of legal experience as well as his fierce sense of representing the "underdog" to help me through a very difficult first-time possible eviction. His legal guidance and support were crucial to getting a positive outcome for me and teaching me that I did (and do!) have right...s. Thank you, Ken!

Almost unbelievable!

I have been in possession of my luxury apartment for over one year without paying any rent, and the case was finally resolved with me owing nothing and just having to move. I was presenting myself, with Ken’s help, against the biggest eviction law firm in California [Kimball Tirey St. John], who did ...everything they could to get me out fast. We had to deal with the stupid clerks who kept filing my default, and crooked judges who did whatever the landlord wanted, and I’m still suing the landlord for what they did to me. I’ve saved over $40,000 in rent, and didn’t have to file bankruptcy, like those paralegal firms on line try to get you to do. I stood there in court by myself, against up to 3 lawyers for the landlord in one hearing - they were afraid of me, because of Ken’s help. And it’s not over yet, because now I’m coming after the bullies, and they’ve got deep pockets for punitive damages. Oh, yeah! Now it’s my turn.

Ken got a worried girl like me what I wanted

I wasn't sure that I even had a case because my Roomate tried to evict me as I subleased from her & we didn't even sign a contract to begin with. My Roomate & I had a 1 year oral lease agreement....BUT my Roomate tried to say that it was month to month & wanted to remove me on September 1. Turns out ...after contacting Ken....I stayed in the house until November 5th. Long story short....my Roomate ended up NEGATIVE $5000 in attorney's fees and had to pay $9000 in rent by herself. While I ended up POSITIVE $3000 (not having to pay rent) and I got my $1000 Security Deposit back on the same day of move out AND my Roomate/landlord signed a settlement contract stating that we she would drop all claims & remove them from public record. In the end I probably could have went to full nine yards with Ken's strategy and won triple that amount or more.....but honestly....I was ready to move and it wasn't worth it emotionally to continue in this course of action having to leave work early to go to the courthouse and meet all of these deadlines. Do EXACTLY what Ken tells you to do and you will be totally fine! I didn't even have to show up for a court appearance (by Kens guidance) and it bought me an extra 2-3 weeks. You just have to be very CLEAR with Ken about YOUR NEEDS and what YOU WANT. For example, I would have told him that I needed all papers Filed, faxed & filled out by HIM because I couldn't keep leaving work early or I was going to lose my job. Also I would have told him that if he thinks that I have a strong case, why don't we win it immediately, rather than drag it on & make my landlord settle way later. I would have also asked about awards after I win. Will my Roomate have to pay for all the consultations & paperwork that I paid Ken for? Anyways, this was a first for me & Ken's sense of humor and tenacity helped me grow a back bone & stand up & not be bullied around. He also provided some great pep talks when I needed and he encouraged me not to give up. It's amazing how helpless and low you feel in these situations & Ken just happens to love going to the extremes to help tenants! Make sure you ask him the long term consequences if you lose (for example, a UD is on your record for life if you lose the eviction and it can affect your credit). I didn't realize how dirty other attorneys & landlords play.....but luckily Ken feeds it right back to them!
