If I understand the situation, I would suggest that you ask the GC for 1-2000 $ change.

Ask your attorney whether they would like to pay off the liens, or if they would rather you sue them for malpractice.

Are you a licensed real estate agent or broker? Wasn't this on the test? If you are not licensed, you can't get a commission.
