Honest, Well Informed, and Handled with Care

My husband and I chose to meet with Josué Cristóbal Guerrero, Esq. after seeing his stellar reviews—and we are so glad we did. He spent a full hour with us, walking through our situation in depth and helping us thoughtfully evaluate our options between mediation and trial. He clearly outlined the ...pros and cons of each path and, most importantly, gave an honest and well-informed assessment of whether he believed our case was worth pursuing. What truly sets Josué apart is his integrity. He is not a “take your money” attorney. He understands the real-life implications—both financial and emotional—of litigation and provides guidance that reflects that. His experience and insight allow him to give a realistic sense of probability, which we found incredibly valuable. Equally important to us, he recognized that our decision wasn’t purely business—it also involved doing what we felt was morally right. Josué was patient and thoughtful as we worked through that aspect, offering perspective without pressure and supporting us in making the decision that aligned with our values. Ultimately, we decided not to pursue the case and accept the loss. Even so, we left feeling confident and grateful for his counsel. For any future real estate litigation needs, we will absolutely work with him again and highly recommend him to anyone looking for a knowledgeable, honest, and principled attorney.

BEWARE... My wife and I hiring Josué Cristóbal Guerrero and his staff at Greenacre turned out to be a big mistake. We were having a legitimate easement dispute with a neighbor. So Greenacre said if we paid their 5K retainer, they could send the legal paperwork out at a specific target time. But ...that didn't happen. Nearly a month after hiring the firm, the cease and desist letter still hadn't been sent out. I discussed with my attorney Josué my concerns with the poor way my case was being handled. He told me my points were fair and then apologized. When the legal letter finally did go out, can you believe that the Greenacre didn't have it served and instead used regular mail??? You would think that Josué and Greenacre would have gotten it together by the time it came to filing the actual lawsuit. But they didn't. When a day was discussed for our lawsuit to be filed, it came and went, and Josué and his paralegal just continued to come up with excuses. Instead of taking responsibility for their office not being efficient, they attempted to call it a misunderstanding. What Josué and Greenacre weren't counting on was my extensive knowledge and experience in the field of law. So they were embarrassed when they realized that my wife and I knew that we were being gaslighted. But instead of being accountable, Josué and his staff just got irritated and then abruptly quit our case. Now Greenacre may say that they are the victims. Yet, they felt compelled to give us a full refund, despite the services (late) they provided. So I'll let you be the judge. Greenacre let my wife and I down at a time when we needed help the most. We just wanted to share our experience. I am an Air Force veteran and this is my true and sworn testimony.

Efficient

This firm really took the time to help me and listen to my troubles during these hard times. I had an encroachment on my property and they helped me understand what I could do and sued my neighbor for damages. I was about to get my money's worth and a good outcome

The Worst!!!

Josue was my attorney for an HOA suit. Neighbors had violated the CC&Rs, taken over the property, turned it into a ghetto and were bringing down the property value. He persuaded me to go into mediation and told me that if I didn’t like the offer we would just leave. When I said I wouldn’t take $40,0...00 to move out of my $1,800,000 home he spent hours trying to talk me into taking it. He told me to sell my home and go rent somewhere. He told me it was stupid to own a home and much better to rent. After I refused he became very angry with me. He would no longer speak to me, return my calls or emails or give me any information on my case. I had to hire a new attorney and start all over again. He treated me terribly, didn’t care at all about me and my case and was rude and offensive to me. Would never go NEAR this person again! You can actually find a GOOD attorney.
