The house is not your secured debt so you cannot deduct the interest. You can buy it from him and give him a life estate in it.
Who pays the sales tax in an asset sale? Seller is claiming that I am liable for the sales tax ?

Buyer pays the sale tax and is responsible for remitting it in a bulk sales tranaction. Buyer is also responsble for upaid sales taxes of seller.
