Ask them if they will accept a larger deposit. Grandfathering will not work.

If you have a lease check the terms, but when it comes up for renewal you may be in a pickle.

It would depend, if the property is in joint tenancy yes, if in tenants in common possibly not, see a local attorney to determine what you need to do.
