The 3 day notice has to be followed by a lawsuit and you should consult an attorney when served, that day.

They one give written notice of the lead content and two consult an attorney to see if MA law require them to remove the leaded paint.

Nothing except ask them when the date is up. You probably signed a contract with them that clearly stated how and when proration would occur.

They do not have to give you notice, if you are on a lease, the new owner takes subject to that lease term
