Ask him for all the back rent you paid, he was not entitled to collect it for an illegal unit. Consult an attorney.

Buy a new microwave and get a warranty! Sue in small claims for the purchase price and bring the documents and old microwave to court as proof

The manager is the owners agent, but the use of the word "probably" creates a problem, sue in small claims court.

Sorry she has equal rights as a tenant and you did not have her sign a written document setting forth your agreement. Talk to your landlord.

First if this is true I would go back to the bank and ask they undue the sale. They may have no right to the 2nd lot. Get your money back.
