No, single family dwellings are exempt from LA rent control. They do however still need to be registered and have a certificate of occupancy issued.

Yes, they can take your deposition if they want. The 35 limit only applies to written discovery.

Yes, you can file a reply to the opposition. And of course, you also need to show up to the hearing and argue the exemption.

Yes, it is illegal and you should refuse to do it. If they take adverse action against you for refusing you would have a claim.
