Robert Lionel Graham

Mr. Graham is a Texas attorney, financial advisor, and developer with strong expertise in the apartment business, having financed, owned, operated and developed apartment properties in Texas.

Finance & Property Experience

·      Financed thousands of apartments. Developed, bought, managed and profitably sold over a thousand apartments financed mostly with FHA insured loans. 

·      Represented principals buying apartment complexes from RTC.  Bought houses from FADA.

·      Originated mortgage loans for apartment complexes in Texas, California, and Nevada with FHA Insured Loans, GNMA-Tandem Rent Contracts, UDAG Grants, LIPHRA re-financings, Tax-Exempt Bonds, Section 8 Subsidies, Tax-Credits, and Conventional Financing.

·      Structured and originated the first FHA project loans funded with the FHA 223(f) program, and was one of only 12 mortgagees nationwide licensed by FHA as a Co-Insurance Chief Executive and Chief Underwriter of Apartment Loans, and was approved to issue GNMA Mortgage-Backed Securities to finance apartment projects without further FHA approval.

·      Invested in and financed all manner of land, housing, condo, commercial developments in Texas to California and originated and invested as a hard-money lender.

·      Created the “Capital Surplus Note” which is now a standard supplemental financing element of FHA financed apartment transactions.  Also created the Condo Capital Financing Plan to facilitate condo development financing.

·      Owned and operated a single-family mortgage company originating loans for over $50 million of California tract house loans per year for a few years.
