In Texas, the answer would be yes if late fees were owing at the time. Hopefully you have all payments well documented.

In Texas the landlord could not proceed. You would no longer be in default. Hopefully the tender of the rent was well documented.

You can also sue her for damages, but chances are you will only receive an uncollectable judgment.
