As the Trustee you don't "change" the existing deed, you would execute a new deed. It will be simple and a local attorney should be able to help...

You can charge them prorated rent for a holdover.

One of the additions to the house was built with no footings. Does this addition have to be torn down?

It depends. Was it permitted? Also, footings or piers can be added after the fact, so you should have an inspector provide you with an opinion.
