I mentioned to Stuart that I was going to become a landlord, as I was in the process of purchasing a duplex, which has one side rented & occupied. He told me it was something I should reconsider, as there are many potential pitfalls & possible legal problems. After a brief chat with Stuart, I went to... the courthouse and researched the property & the owner's background. I discovered several liens, judgments & unpaid taxes & a recent bankruptcy, which could be extremely risky to a buyer. As a result, I had the Realtor modify the purchase contract, and now I have better protection against future liens or clouds on the title of the property. Stuart also gave me excellent advice pertaining to the importance of reviewing & understanding a lease. Subsequently, I did a lot of independent research on buying & leasing property, which helps me to be better prepared to succeed as a landlord.
