Paul A. Dirkse

I work primarily with individuals and small businesses in real estate, estate planning, probate, general business and collection matters.  My clients rely on my experience and attention to detail.  I also represent local municipalities, providing guidance to elected and appointed officials.  I am admitted to practice in all Wisconsin state and federal courts.

I Assist Clients With

• Real estate and land use issues, including: purchase agreements; rezoning, variance and conditional use permitting; utility and easement agreements; establishing entity ownership; and landlord/tenant matters.
• Compliance with open meetings laws, public record requests, alcohol licensing, zoning and election issues
• Estate planning, including wills, trusts, powers of attorney, and non-probate property transfers
• Probate and trust administration; guardianships

Examples of My Recent Work

• Negotiated and drafted a development agreement for the construction of a senior housing complex in a tax incremental financing district
• Represented a municipality concerning the construction and ownership of a $3 Million joint fire station and a long-term fire services agreement
• Negotiated and drafted comprehensive land use permits on behalf of a town for the operation of a bird hunting preserve by a multi-national corporation
• Provided counsel to a municipality in acquiring and remediating a known spill site and obtaining state financial assistance for demolition and cleanup
• Represented Sheboygan County in the planning and implementation of the federally-mandated conversion of its emergency radio frequency system
• Assisted a charitable foundation in negotiating and drafting an agreement to make a $1.8 million donation to a educational building project
