BEFORE!!! Otherwise you'd have to transfer the prop to yourself and then sell it yourself with liability for yourself... sell it from the estate!

If your dad revoked the POA while competent, and now he's incompetent, he can't "unrevoke" it now...

You can enter to remedy the emergency, but you can't remove their stuff without an eviction order.
