Filed several counterclaims and and defenses defeating the validity of the lease based on the severity of the late fees are in fact disguised punitive damages, and Landlord's failure to include a severability clause. Client ultimately settled, but for a significantly reduced amount.

Proposed restructured loan terms contained financially destructive confessions of judgement clauses. Other attorneys rejected the possibility that Lenders terms are negotiable. Despite other attorneys reservations, we effectively removed all references to Confessions of Judgement and reduced clients interest rates and extended the loan an additional years.

Despite most attorneys assertions that loan documents are standard "Laser printouts" they are not. Loan documents are negotiable and what seems to be a one sided transaction doesn't have to be. Your lawyer's job is to push back to protect you when no one else will.
