Weeks of major roadwork around my client's location seriously disrupted business and revenue. When my client's landlord filed an action for unlawful detainer, my client was in a precarious situation. B ... ut Washington's landlord-tenant laws order mandatory procedures, even with commercial leases. Fortunately for my client, some of those procedures were disregarded by the landlord giving us a strong defense. After filing an Answer and a Motion to Dismiss where I emphasized those procedural issues, I was contacted by the landlord's attorney with a settlement offer. The offer came two days before the hearing. My client accepted the offer and never had to go to court. All accounts were settled, the case was dismissed without any judgment, my client has four years left on his lease, and my client's business is back to where it was before all the road work.
