Not sure where you are in the foreclosure process, but if the house has not been sold, the best bet would be consulting with a bankruptcy attorney.

If you are behind on payments, the bank can start foreclosure proceedings. If you can, it sounds like they will not start the foreclosure process...

You can not withhold/prorate rent to cover damages. Your best bet would be to go after the ex-roommate.
